Unfortunately, I may never have the privilege of meeting you. While disappointing, that’s just how life works sometimes. So, going forward, you’ll be known as Joe to me. If you prefer Joanne, that’s perfectly fine but just know I’ll still call you Joe for short.
Now, an astute person might ask, “Why assign a name at all?” Fair question, Joe, and the answer’s simple: I like to talk to people. Actual people. If I don’t give you a name, I’m just a random person talking to a computer screen. But if I’m talking to Joe, even a fictional Joe, it feels a little more like a conversation. And trust me, this entire series will make a lot more sense if you read it like we’re having a conversation. To make it easier for you, here is a picture of me in my office:

Now that we’ve cleared up who you are, let’s talk about who I am and what this series is here to do. My name’s Billie Grimes. I’ve worked in real estate for years. I’m licensed, experienced, and fully immersed in the chaos that is buying and selling homes. I work out of Central Florida and to add more chaos to the madness, I also own investment properties. But here’s the thing, this series isn’t about me. It’s about you. Still, I need you to know upfront that I understand this process inside and out. I’ve seen the good, the bad, and the downright heartbreaking. The real estate world is full of incredible moments and life-changing purchases. It’s also loaded with traps, bad actors, and costly mistakes.

Over the years, I’ve worked mostly with buyers and that’s by design. I love the hunt. I love helping people walk into a house and know it’s the one. Honestly, I’m addicted to that moment when there’s a shift in body language and the spark of excitement comes to life. I’ve done this long enough to know within thirty seconds of stepping inside a home if that will be the one they submit an offer on.
The truth is, I love helping people. And along the way, I’ve met plenty of buyers who decided to go through this process alone and without an agent. I always tell them the same thing: “If you ever feel like you’re getting in over your head, call me. I’ll give you whatever advice I can.” Most don’t call. That’s usually when horror stories start piling up.
I’ve seen buyers lose their $20,000 escrow deposit, the money they spent a year saving, because of a simple mistake. I’ve seen buyers move into homes riddled with termite damage or discover too late that their dream house sits smack in the middle of a flood zone. I’ve even seen folks buy beautifully remodeled homes that were a foot underwater just two months earlier. You get the picture, Joe. It’s heartbreaking and I don’t want that to be your story.

Now, Joe, before we dive in, I need to be clear about something. This book is here to guide you but it’s not a replacement for professional advice when you need it. I’m not your attorney, lender, or inspector, and this isn’t legal advice. What you’ll find here is what I’ve learned from years in the trenches. That’s practical knowledge, stories, and tips to help you avoid the common traps buyers fall into when they go at it alone.
One more thing, don’t feel like you need to read this cover to cover in one sitting. This series is here when you need it. Use it as a guide, a reference, or even just a gut check as you move through the process. Whether you’re figuring out your budget or standing in a kitchen wondering if you should make an offer, flip to the part you need. That’s what it’s for.

Which brings me to why I’m writing this. If it seems strange, maybe even counterproductive for a Realtor to write a guide on buying a home without one, just remember what I said earlier: this book is about you and the goal is simple.
